RENQUVA

Not open for accounts yet. This site describes what the product does today.

For self-managing landlords and small property managers

Every property, tenancy and dollar — in one place you can trust.

RENQUVA keeps the records a landlord actually needs: who lives where, what was charged, what came in, what you spent, and what your accountant will ask for in January. No spreadsheets that disagree with each other.

The RENQUVA overview screen: six properties, one tenancy on record, three open
maintenance items, a recorded balance, and a panel listing what needs attention today.
The real product, on demonstration data. Every figure here comes from records a landlord entered.

What you get

Your properties, not a spreadsheet

Homes, units and who lives in them. Move-in and move-out are recorded rather than remembered. Addresses stay private — a listing shows the city and postcode only.

  • Single family, condo, townhouse, duplex and multi-unit
  • Occupancy and vacancy at a glance
  • One timeline per home: tenancies, rent, repairs, documents
The properties screen: a table of six properties with address, type, year built,
units and occupancy status, beside a form for adding another.

Money that adds up

What was charged, what you recorded as received, and what you spent — per property and across the portfolio. Corrections are reversals, so the history stays honest and nothing is quietly edited after the fact.

  • Rent charges, recorded payments and security deposits kept apart
  • Expenses with receipts, classified for your accountant
  • A year-end pack: every transaction as CSV, a property-by-property PDF
The accounting screen: rent billed and received per property, a dated transaction
ledger, and forms for recording an expense, a charge and a payment.

Existing leases

Put a signed lease on file with its documents. Terms you enter stay marked as yours until somebody checks them against the document.

Maintenance

Requests and repairs, against the property and the tenancy they belong to, with status you can actually follow.

Year-end reporting

Income and expenses per property, cash or accrual, with a Schedule E-oriented worksheet and a list of what is still missing.

Your accountant, read-only

Invite them to the numbers and nothing else. Access expires, you can revoke it, and every read is logged.

Works in every state

Records, rent, expenses, maintenance and reporting are the same wherever the property is.

Your records stay yours

Export everything at any time, including after cancelling. Nothing is held hostage.

What it will not do

Said here rather than discovered after you sign up.

Ready when you are

RENQUVA is built and running. Accounts open once the last launch checks are done.
